Mixed-use project, 9000 Sqft, 5 bedroom 6 bath home or bed and breakfast with restaurant with pool bar and courtyard
The job site is located atop a hill overlooking La Playita which is an old fishing village that has just recently transformed into a modern, state-of-the-art marina and home to some of the largest yachts in Los Cabos. Portales felt that this was the perfect opportunity to perpetuate the evolution of the La Playita Marina by setting the precedent for modern design. The site is one block from the central plaza and church, therefore, we believe that the mixed used project will support the community by offering a multi-use property that is capable of offering services to the area.
For this project, we chose a sleeper lot that was 75% lower than the neighborhood comparables because the existing structure was below street level and perceived by the market as not having a view. Our design team came up with an innovative way to raise the building to have equal or better views than that of our neighbors. Also, we will be attempting the first grid tied solar powered independent home in Puerto Los Cabos which essentially means we will be running full solar power with back up energy available from the city power department, if needed. To make the property more sustainable, we have planned a black water reclamation system that will enable us to recycle 90% of our waste water.
